Area
The three counties of Norfolk, Suffolk and Essex each offers its own distinct character, the only common factor being ease of access to London. The North Norfolk coast is justifiably popular for second home ownership and retirement, boasting breathtakingly vast expanses of golden beaches backed by scots pines and acres of rolling farmland punctuated by pretty woodland and miles of quiet country lanes. Property around villages such as Burnham Market, Brancaster, Blakeney and Holt is particularly in demand. Inland, Norwich is an appealing city offering historical charm alongside excellent facilities and some attractive property options; many buyers are also increasingly becoming aware of the value and character offered by certain towns and villages around the city. Suffolk has two distinct characters: inland and coastal. The inland areas in mid and south Suffolk offer a seductive combination of historic villages packed with period properties and gently rolling countryside immortalised by Constable. In particular villages such as Lavenham, Boxford, Long Melford, Clare, Nayland, Debenham and Grundisburgh offer village life with access to the county’s three standout towns: Bury St Edmunds, Woodbridge and Framlingham. The coastal is arguably less appealing than North Norfolk thanks to its mainly shingle beaches, but it’s closer to London and trumps Norfolk through the beautiful towns of Southwold and Aldeburgh with their better facilities and seafaring history. Country buyers have a wide range of beautiful villages to choose from, such as Westleton, Dunwich, Walberswick, Thorpeness and Orford. Buyers nowadays need a keen awareness of coastal erosion and flood risk, a consideration which we keep to the forefront when considering properties for our clients.
Essex has a largely unjustified negative reputation. Whilst clients would do well to avoid the highly industrialised western reaches of the county, some coastal towns such as Burnham on Crouch do retain some of the character bestowed by their Victorian seaside heritage. Moving to the mid and northern areas toward the Suffolk border, the county boasts a rich population of pretty, character villages such as Fressingfield, the Walthams, Finchingfield, Castle Hedingham and Dedham. These locations benefit from attractive, rolling countryside with easy road and rail access to London and to the well-served towns of Ipswich, Colchester and Chelmsford.

The area contains two international airports (Norwich and Stansted) and has fast train links to London from Norwich, Ipswich and Cambridge. Central areas are currently less well served by rail but offer excellent dual carriageway road links via the A14 and M11. Everyday shopping, leisure and medical facilities centre around the larger cities of Norwich, Ipswich, Cambridge, Colchester and Chelmsford. The counties boast an extensive choice of good quality primary and secondary schools.
