Summary:
West Wales will emerge as a new hotspot in the UK.
Georgian properties will continue to prove "bullet proof investments" and will attract a premium.
House prices will rise by 7.5% next year, with premium period houses out-performing the market.
Jonathan Haward, managing director of The County Homesearch Company, said: "Without a doubt the area west of Swansea (to include Pembrokeshire, Carmarthenshire and South Cardiganshire) will prove the hotspot of 2007, offering costal areas that reflect Cornwall 30 years ago and prices that are still competitive."
"Along with Georgian period properties I expect to see working farms become increasingly popular with buyers."
"They prove very tax efficient for inheritance tax purposes and as a result will prove popular with the hedge-fund brigade."
"I would expect to see house prices rise by roughly 7.5% over the next year - with premium period houses outperforming the market. As always, a garden and countryside view will still demand a premium.

"I would love to see an official "grey market" where those who are thinking of selling, if they could find something to buy, would put their houses into the grey amrket arena as I believe a lot of house-buying activity would be generated this way. The market has certainly settled down and the heat has gone out of most normal day-to-day transactions."
